How We Work

Five steps. A fixed price. Direct communication from start to finish.

Consultation

Week 1

We meet on site and listen.

We schedule a site visit at your home, typically within five business days of your inquiry.

The project manager walks through the space with you, asks questions about how you use the area, and takes notes on what you want to accomplish.

We do not bring a sales pitch. We bring a notepad.

At the end of the visit, we tell you honestly whether the project is a good fit for our firm and what the next step looks like.

Scope and Estimate

Weeks 2 – 3

You receive a written scope and a detailed cost estimate.

Within two weeks of the site visit, we deliver a written scope of work that describes exactly what will be done, what materials will be used, and what is excluded.

The estimate is line-itemized. You can see what each trade costs, what materials cost, and what our fee covers.

We do not provide ballpark numbers. If we cannot price something accurately, we tell you why and what information we need.

You are welcome to ask questions about any line item. We will explain it.

Contract and Schedule

Week 4

We sign a fixed-price contract and set a build schedule.

Our contracts are fixed-price. The number you sign is the number you pay, unless you request changes to the scope after work begins.

Before signing, we walk through the contract together so there are no surprises.

We set a start date and a projected completion date. You receive a written schedule that shows the sequence of trades and key milestones.

We do not start work until the contract is signed and the deposit is received.

Build

Per project schedule

Our crews work on site daily. You hear from us directly.

Our crews are on site every scheduled workday. If something changes, you hear from the project manager the same day.

The project manager is present on site, not managing remotely. They know your project, your preferences, and your home.

We communicate in English with homeowners and architects. Our crews and subcontractors work in Spanish, which means nothing gets lost between the office and the field.

You receive progress updates at agreed intervals. You do not need to chase us for information.

If a decision needs to be made mid-build, we bring it to you with a clear explanation and a recommendation.

Closeout

Final week

We walk through the finished work together.

Before we consider a project complete, we conduct an internal punch list review.

We then walk through the finished space with you. Any items you identify are addressed before final payment.

We provide documentation for any warranties on materials or systems installed.

Final payment is due after the walkthrough is complete and you are satisfied with the work.

We stay reachable after closeout. If something comes up in the weeks following completion, call us.
